Q: You are having trouble paying your monthly Dues. and aren't sure how to handle or who to talk to about getting your account current.
A: First contact your HOA Treasurer and they will work with you if they can. There are payment plans that can be set up, and as long as you stick to the plan set up for you we will work with you. If this doesn't help you can contact NCHFA by phone at 919-877-5623 or by website at www.nchfa.com and giving them some information they may pay or help you pay your monthly Dues and even other bills.

Answer: This means that you won't be able to get an FHA loan on the property. Your mortgage broker can get this approved with some legwork if another homeowner hasn't gotten this process started already. See form below for more in depth information. Q: Are satellite dishes allowed on South Wind Villas properties?
Answer: Yes. DirecTV & Dish are both allowed on community property. They are not allowed to be attached to the buildings in any way. Also, 811 must be called before DirecTV or Dish can come install their equipment. This is so no wires, pipes, etc. are cut while digging holes for placement. You must also contact the HOA Board President for a permission letter that is to be given to DirecTV or Dish representative. We prefer the dishes to be placed in the back of buildings, if this is not possible it can be placed in front, but in an inconspicuous place.

Q: What do I do with furniture, grills, tables, etc. items that will not fit in the dumpsters?
Answer: Under no circumstance are any large items to be placed beside the dumpsters, on the side of the road or in the street! This is not an apartment complex and we do not want garbage sitting out, it makes our community look trashy. We also have to pay someone to pick up these items since Waste Management will not collect these items. If you see someone dumping items like this contact the board and a monetary reward may be given for information on who dumped items. Owners will have to reimburse the board for the removal cost, if we trace back to who leaves item.
We do have two bulk pickups a year and it would be best to hold items till that time. When you get the bulk pickup notice in your mail check the dates. You can also call Goodwill, Disabled Veterans or even Habitat for Humanity since they will take donations and will pick up items also.

Answer: The Board of Directors does not handle personal matters and is not to get involved in them. The best thing to do is try to resolve the problem with the person first. If this does not work then you will need to call the police and have them talk to the person you are having issues with. If you wish to let the board know about the issue just for information that is fine. If the problem is with a tenant (renter) we can only notify the homeowner of the issue.

Q: What is the condominium blanket coverage and do I need coverage of my own for the inside of my unit?
Answer: Condominium blanket coverage does just as stated, it covers the outside of your building to the drywall inside your unit. This is what is provided by the HOA. You need your own homeowner's insurance to cover your belongings from the paint on your walls into your unit. This would cover your flooring, paint, appliances, etc. Your insurance agent will know what to have your coverage set up as if you tell them you own a condo and need coverage on your belongings. You want to get enough coverage to return your unit to what it was at time of loss; this is if you have done improvements.

Refinancing
If you are refinancing you will now have to have your homeowner's insurance included in your Mortgage payment, this is if you do escrow for your taxes already. So if you are not carrying homeowner's insurance, which is bad, you will have to get it if you escrow your yearly tax payments. It is not a large cost and it protects your investment. Just an FYI in case you are going to be refinancing in 2013.
